First, I examined the three element theory of the condominium property. In effect, condominium property is the combined construct of partial ownership and communal ownership and membership. Next, I analyzed the judgment standard under which car garage are determined to be whose personal spaces. Also it is the standard to devise specific part from common part. Lastly, after I have introduced and analyzed article 74 of China Property Law, I indicated that there are two types of condominium owners and there are flaws with the car garage registration system.
