It examines particularly the immovable property change theory before and after the enactment of China Property Law. One question might arise on the registration issue, it might not comply with conditional doctrine, which adopted from Austria model. This article attenpt to analyze the problem from the point view of united-process of the registration of building and land, this article found clearly that the registration institutions for building has been regulated on a series of legislations. Conversely, an advance system for land registration institutions are not well established yet.
